TPO Roofing for Commercial and Flat Roofs

TPO is a white or light-colored plastic membrane that is rolled out over a flat or low-slope roof and joined by heat welding at every seam. It has become one of the standard commercial roofing systems because it is lightweight, reflects the sun and gives you a continuous waterproof surface instead of a roof full of lap joints.

Flat roofs fail differently from pitched ones, because water does not run off them quickly. If it ponds, finds a weak seam or gets under the flashing at a wall or a rooftop unit, it can leak for a long time before anyone notices. That is why the quality of the seams, the flashing and the drainage matters more on a flat roof than the membrane itself.

We install TPO on shops, offices and other low-slope buildings. The scope can cover the whole roof or a section, with attention to drains, scuppers, edges and curbs. Call us with a description of the building and photos of the roof, and we can tell you what we would do.

When a flat roof needs attention

  • Water ponding on the roof for more than a day after rain
  • Ceiling stains or drips inside the building after storms
  • Seams opening or lifting on an existing membrane
  • Bubbles, blisters or cracks in the roof surface
  • Flashing pulling away from walls, vents or rooftop units
  • Repeated patch repairs on the same roof

How we install a TPO roof

  1. Inspect and measure the roof

We check the existing roof, deck, drainage and penetrations and measure the roof area for the estimate.

  2. Prepare the surface

The old roofing is removed or prepared, wet or damaged material is cut out and the base is made flat, clean and dry.

  3. Install insulation and base layers

Where the system calls for it, insulation boards or cover boards are fastened over the deck.

  4. Roll out and fasten the membrane

TPO sheets are laid out, fastened or adhered and positioned so that water runs toward the drains.

  5. Weld seams and flash details

Seams are hot-air welded, and walls, drains, vents and curbs are flashed and tested before we finish.

What affects the price of a TPO roof

Commercial flat roofs are priced by the building and the system, and these are the main factors:

  • Roof area and the number of penetrations, curbs and rooftop units
  • Membrane thickness and how it will be attached
  • Whether insulation or cover board is included
  • Condition of the existing roof and the deck underneath
  • Drainage: drains, scuppers and any slope that needs to be created
  • Access, roof height and the building's use during the work

Why choose Elite for TPO roofing

Otto has worked on flat roofs and TPO as part of his 36 years in the trade. Because flat roofs leak at the details, the welds, flashing and drainage are where a roofer's experience counts, and those are where we put our time.

With four crews, we can staff a commercial roof without leaving it exposed any longer than necessary, and we plan the work around your business.

We take TPO and flat-roof jobs across Pierce City, Monett and the wider area. See our Springfield roofing page and Joplin roofing page.

TPO Roofing FAQs

What is TPO roofing?

TPO (thermoplastic polyolefin) is a single-ply roofing membrane, usually white or light gray, that is rolled out across a flat or low-slope roof and joined at the seams with hot air. It is widely used on commercial buildings because it reflects heat and is relatively quick to install.

Why is TPO common on commercial buildings?

It is a lighter, single-layer system that is quick to install on large flat roofs and has heat-welded seams, which makes it strong at the joints where flat roofs usually leak. Its light color also reflects sunlight, which can help keep the building cooler.

Can a leaking TPO roof be repaired, or does it need replacing?

Often it can be repaired. Punctures, open seams and failed flashing can be patched or re-welded. If the membrane is brittle or the roof has repeated problems across its whole surface, replacement may be the better choice, and we will say which.

Do I need insulation under a TPO roof?

Many TPO systems go over rigid insulation, which also gives the membrane a solid surface and a slight slope toward the drains. What is right for your building depends on how it is built and used, and we will discuss it during the estimate.

Can you install TPO on a small building, like a shop or office?

Yes. Small flat roofs on shops, offices and additions use the same system, and we can plan the work to fit the building and your schedule.
